Bought for its location on a 4500m² site, sloping from street level over 150m down to the Quenera river edge in the old part of Beacon Bay, East London – this existing property had some major structural problems, resulting in an extensive demolition of the lower existing bedroom wing. In doing so, there was an opportunity to completely re configure the previous outdated layout. Main living areas, incorporating a spacious lounge with double volume, modern open plan kitchen and entertainment areas relocated to the lower ground level opening out onto a new pool area. The bedroom wing was moved to a new level over, all taking full advantage of the spectacular river / sea views. Roof angle and general layout also allow for efficient and discrete positioning of rainwater tanks for water harvesting and a PV panel system for a completely ‘off grid’ energy consumption solution. A new entrance courtyard reintegrates the public to private progression of space. This client wholeheartedly bought into the design vision with some bold changes and subtle details. Now a beautiful, multi-faceted family home with picturesque river views.
